The exterior styling is timeless, mid-century modern with extended overhangs.  80% of the exterior is clad in full brick to minimize exterior maintenance.  But we added a hint of horizontal siding detail to highlight it’s modern style.

A special custom designed, modern style wrought iron railing system will be used in this home.

.  We care about keeping the cost of owning our homes as low as possible.  So all the exterior wall joints are caulk sealed from the inside before insulating to eliminate energy wasting air infiltration system.  Then we insulate to the highest standard of the Michigan energy code to minimize energy costs.  You will recognize the 96% efficiency furnace/ac which is “Bryant” brand with help filter and power humidifier.

.  We’ve taken great care to design a low maintenance, energy efficient home to dramatically lower your monthly cost of owning it.  

What you don’t see behind the wall, under the floors and in the hidden places in important.  You should know the floor system is made of up engineered floor joists that act like i-beams to stiffen the floor.  Then we size them to exceed the Royal Oak building code standard by 50%.  To further reduce floor deflection we doubled up the number of floor joists in critical areas such as the kitchen island.  We used subfloors which are high quality BASF brand, sealed for zero moisture penetration during construction.  We have glued, nailed and just before installing of hardwood, screwed them down again, to eliminate to the greatest extent movement and squeaking
.  All exterior walls are constructed with the best grade 6″ thick lumber.  The roof trusses are engineered precisely for this specific design.  While these are important examples, we have many more examples to offer.
